Terms of Service
Last updated: July 22, 2026
These Terms of Service ("Terms") govern your use of Blockwise LA (the "Service"), operated by David Saucedo, a sole proprietor doing business as Blockwise LA ("we", "us", "our"). By accessing or using the Service, you agree to these Terms.
1. The Service
Blockwise LA aggregates publicly available housing data from the City of Los Angeles — including code enforcement violations, building inspections, and 311 complaints — and presents it as a 0–100 "Building Health Score." Scores are informational and are not a legal representation of habitability, fitness, or value.
2. Accounts
You must provide accurate information and are responsible for activity under your account. You must be at least 18 years old, or have authority to bind the organization you represent.
3. Acceptable Use
You agree not to:
- Use the Service for unlawful purposes or to harass any person
- Scrape, resell, or redistribute the data in bulk without a written agreement
- Reverse engineer, probe, or interfere with security or infrastructure
- Upload malware or attempt to gain unauthorized access
- Infringe intellectual property or violate the rights of others
4. Intellectual Property
We retain all right, title, and interest in the Service, our scoring model, software, branding, and documentation. Subject to these Terms, we grant you a limited, non-exclusive, non-transferable right to use the Service for your own personal or internal business use during an active subscription.
5. Payments, Billing, and Subscriptions
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment terms, billing frequency, taxes, and currency conversion are governed by Paddle's Buyer Terms. Subscriptions renew automatically until canceled.
6. Cancellations and Refunds
You may cancel a subscription at any time through your account page or through Paddle. Refunds are handled per our Refund Policy.
7. Data Accuracy Disclaimer
All source data comes from public government feeds and is provided "as is." Building conditions change; violations may be resolved before our next data refresh. Do not rely on Blockwise LA as the sole basis for any housing, purchase, rental, legal, financial, or safety decision. Verify with the City of Los Angeles and inspect the property in person.
8. Suspension and Termination
We may suspend or terminate access for material breach, non-payment, security risk, or repeated policy violations. You may terminate at any time by canceling and closing your account.
9. Warranties and Liability
THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTY OF ANY KIND. To the fullest extent permitted by law, our aggregate liability is capped at the amount you paid us in the twelve months preceding the claim. We are not liable for indirect, consequential, or special damages, including loss of profits, data, or goodwill. These limits do not apply to fraud, death, or personal injury where prohibited by law.
10. Changes to the Terms
We may update these Terms from time to time. Material changes will be notified in-app or by email. Continued use after changes take effect constitutes acceptance.
11. Governing Law
These Terms are governed by the laws of the State of California, USA, without regard to conflict of law principles. Venue is Los Angeles County.
